Betreiberverantwortung<\/strong> bezeichnet die Gesamtheit der Pflichten, die den Eigent\u00fcmer, Betreiber oder Nutzer einer Immobilie treffen, damit von Geb\u00e4ude und technischen Anlagen keine Gefahr ausgeht. Sie ergibt sich nicht aus einem einzelnen Gesetz, sondern aus dem Zusammenspiel von Bauordnungsrecht, Arbeitsschutzrecht, Betriebssicherheitsverordnung, Produktsicherheitsrecht und den allgemeinen Verkehrssicherungspflichten.<\/p>\n

Der praktisch wichtigste Satz dazu lautet: Aufgaben sind delegierbar, Verantwortung nicht. Wer Pr\u00fcfungen, Wartung oder Sicherheitsleistungen an einen Dienstleister \u00fcbertr\u00e4gt, wird von der Verantwortung nicht frei.
